Landlord Fees
All fees are inclusive of all taxes where applicable. Fees are expressed as a % of the total rent due under the tenancy. Let Only fees and let only/ rent collection are payable fully in advance and Full Management Service fees are paid 50% in advance and 50% monthly. The minimum fee is the greater of £500 or the fees quoted below.

Start of Tenancy Fees
All Fees are inclusive of VAT where applicable
Tenancy Set-up Fees: £299 per tenancy. Referencing for up to 4 people (ID checks, Right-to-Rent check, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing on terms) and arranging the signing of the tenancy agreement.
Additional Referencing Fees: £30 per person.
Aston Gray does not charge fees for the following:
Organising Gas Safety Certificates, EPCs, cleans, electrical testing, Inventories or key cutting, (relevant contractor fees apply).

Renewal Administration
Handling deposit disputes/claims
Landlord withdrawal pre-move-in

Sellers Fees
1.5% (Inclusive of VAT) of sale price (minimum fee of £2500 inclusive of VAT applies)
Multi agency fee 2.1% (Inclusive of VAT) of sale price (minimum fee of £2500 inclusive of VAT applies)
No sale No fee!
We are happy to work on a multi-agency agreement allowing you to sell your property through more than one agent and unlike other agents, we won’t charge you our fees unless we sell your house for you.
